Welcome to

Hope Cottage is situated in the heart of Cheddar 10 minutes walk from the striking Gorge. Within 30 minutes walkers can be up on the top of the beautiful Mendip Hills.

In addition to hill walking, the area boasts excellent horse riding and swimming facilities. Cheddar offers the highest inland cliffs in the country for climbers and the Mendip Hills feature countless beautiful cave systems. Sailing and fly fishing are available at the near by Cheddar Reservoir and Chew Valley Lake.

Cheddar is situated in the beautiful county of Somerset, with Bristol and Bath within one hours drive. The attractions of Glastonbury, Wells and Wookey Hole are within 30 minutes and the coast can also be reached within 30 minutes. The nearest beach resort is Weston-super-Mare. Please note these travel times assume that there is no traffic congestion.

Cheddar boasts two Indian Restaurants 1, 2, a Chinese Restaurant, a Thai Restaurant, two fish and chip shops and 7 pubs all within a mile of Hope Cottage.

Hope Cottage offers a large enclosed rear garden with views of the rolling Mendip Hills. There is a large patio area complete with garden furniture and gas barbeque.

At the front there is also a lawn and gravel drive offering off road car parking for 3 cars. Car parking outside on the street is unrestricted.

Hope Cottage offers accommodation suitable for eight with four double bedrooms and two bathrooms. One bathroom has bath and shower the other has just shower. There are two staircases serving the bedrooms, two of the bedrooms are accessed via the second staircase or through the main bedroom. There is a double sofa bed in a reception room on the ground floor.

A lounge with two sofas and flat screen television complete with DVD player is provided. The dining room has a fish tank and Victorian fireplace. The kitchen is fully fitted including eye-level electric double oven, gas hob, fridge freezer, microwave and dishwasher. A separate utility room houses the washing machine and also leads to a downstairs WC.

The four reception rooms downstairs are all fitted with solid oak flooring. Bedrooms are carpeted.

Wireless broadband connection is available free of charge.

Access Statement - Please note Hope Cottage is an extended Victorian cottage and contains numerous steps throughout. It is not suitable for wheelchair users. For further details please see the access statement below.

Hope Cottage has full gas fired central heating.

Sorry but dogs and smoking are not permitted.

Prices

  • During July and August the rent is £800 per week.
  • During June and September the rent is £700 per week.
  • During May and October the rent is £600 per week.
  • During Christmas and Easter weeks the rent is £600 per week.
  • At all other times the rent is £400 per week.

Please note, weeks crossing two months will be charged at the monthly rate in which the majority of that week sits.

Bed linen and towels for 8 in the four double bedrooms, gas, electricity and broadband are all included within the price.

Hope Cottage is booked on a self catering basis.

Hope Cottage may only be booked in whole weeks from Saturday to Saturday.

Hope Cottage can be occupied from 4:00pm on the Saturday of arrival and must be vacated by 10:00am on the Saturday of departure.

The holiday maker will be liable to pay for any losses and damages, however caused, reasonable wear and tear excluded.

A 25% non-returnable deposit is required within 7 days of the booking.

The balance will be payable at least 6 weeks prior to the holiday. The Owner reserves the right to re-let Hope Cottage should the balance still not be paid in cleared funds 6 weeks prior to the holiday.

All bookings within 6 weeks of the holiday must be paid in full.

Payment is by cheque only. Cheques should be made payable to David Holmes.

Cancellation
Should you wish to cancel your holiday you will forfeit your deposit. Should you wish to cancel within 6 weeks of your holiday you will forfeit the full amount. You are therefore advised to take out holiday cancellation insurance.

Non-Availability of Property
If for any reason beyond the control of the owner Hope Cottage is not available on the date booked (for example due to fire or flood) or is unsuitable for letting, all monies paid to the owner in advance will be refunded in full but there shall be no further claim against the owner.

Access Statement for Hope Cottage

Introduction

Hope Cottage is a detached cottage situated in the village of Cheddar a short distance from the Gorge. It sleeps 8 in 4 double bedrooms and a further 2 persons can be accommodated on a sofa-bed downstairs in the study.

Arrival & Car Parking Facilities

There is off road parking on a gravel drive for three cars.
There are no parking restrictions on the street outside of Hope Cottage.

Main Entrance, Reception & Ticketing Area

There are two entrances giving access from the front gravelled parking area.
There are a further two entrances giving access to the rear enclosed garden. Unfortunately due to the sloping drive and steps at all door ways and within the property, Hope Cottage will not be suitable for wheelchair users.

Public Areas - Hall, Stairs, Landing, Corridors etc

Access to the first floor is via two staircases. There is also a WC on the ground floor. The ground flooring material is predominantly oak, the upstairs is predominantly carpeted. All bedrooms are carpeted.
The four bedrooms are accessed via two separate staircases.
There are steps within Hope Cottage on both the ground and first floors. It is considered that this property would not be suitable for wheelchair users.

Public Areas - Sitting room, lounges, lobbies etc

The lounge has a wood floor and furnishings comprising two sofas. A 32 inch TV and DVD player are provided for the sole use of the occupants.
There is a separate reception room containing a piano and sofa.
The study has a double sofa bed. No linen is provided for the sofa bed.

Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe

The dining room contains a feature fireplace and fish-tank. The dining suite seats 8.

Linen/ Towels & Laundry

Bed linen for the four double beds and towels for eight will be provided. There is a utility room with automatic washing machine for the sole use of occupants.

Bedrooms & Sleeping Areas

The four bedrooms are all on the first floor and all contain double beds.
Two bedrooms are accessed directly from a landing leading to the two bathrooms. The other two bedrooms are accessed from a small landing at the top of a second staircase.
All bedrooms have radiators.

Bathroom, Shower-room & WC

Hope Cottage has two good sized bathrooms on the first floor.
One has an electric shower, bath, wash hand basin and WC.
The other is a wet-room which includes power shower, wash hand basin and WC.
A down-stairs WC is accessed via the utility room.

Self-Catering Kitchen

The kitchen has a number of work surfaces and contains the following:
• eye level double electric oven,
• gas hob,
• dishwasher,
• fridge freezer,
• kettle & toaster,
• microwave
• all other utensals one would expect to find in a self catering holiday cottage.

Grounds and Gardens

The large enclosed rear garden has a lawn and large patio area.
A large table and ample chairs are provided.
A large gas barbeque is provided.
There is a small pond but at some stage it is proposed that this will be removed.

Additional Information

No smoking is permitted inside Hope Cottage.
No pets are allowed except for guide dogs.
Wi-fi is available via a Belkin router.
Heating is by gas-fired central heating.
